Addendum: December 4, 2019 An expensive apartment was advertised as being in like-new condition, but it was not handed over accordingly. During the viewing, the apartment was still occupied and furnished, and no serious signs of wear, damage, or defects were apparent. Our questions regarding damage or defects, etc., were answered in the negative, and there are no mentions of them in the purchase offer, etc. Only afterward did a note regarding plaster damage come to light, which the real estate agency knew about via email but did not inform us about. The real estate agent should have been better informed about the property overall, as she was overwhelmed, particularly regarding the technical aspects such as the alarm and intercom systems. Despite explicit inquiries, there was inadequate or no explanation provided regarding the purchase of real estate in or relocation of residence to Austria. It is telling that my suggestion for an information sheet for German customers was only taken up after all these problems. The agent only considered this after all these problems had arisen. Regarding the commission of over €17,000, it is telling that no or inadequate information was provided, and that Mr. Feichtinger refused to answer certain questions during the handover, complaining about having so much work. This contradicts his colleague's statement during the viewing that they were available for all questions, which is to be expected. Any reputable real estate agent should be able to provide information regarding house rules, the energy performance certificate, and insurance documents independently and without hesitation. No buyer can be expected to sign something they are unaware of. Given that my mother wanted to withdraw from the contract, she felt genuinely pressured, especially since potential claims for damages were mentioned. As the situation stands, it appears that my mother has some claims to pursue. It has since come to light that the energy performance certificate initially provided was incorrect. At the initiative of a German real estate agency commissioned by my mother, a new, correct certificate was issued and provided. According to my research, Mr. Feichtinger of Finest Homes is or was employed by an "energy team" that issues energy performance certificates. Therefore, as a professional, he should have immediately noticed the certificate we, as laypersons, questioned before the notarization. The significantly delayed submission of a correct energy performance certificate after the notarization is unacceptable. We will consider possible legal consequences. Among other things, despite repeated inquiries (both verbal and written), the specific expiration date for the warranty was never provided. At the handover, the sellers or the real estate agent stated that the heating system would supposedly be read remotely on the handover date. It has since come to light that this is not the case. Following our complaint, Ms. Rauscher contacted us personally, expressed her regret, and offered to address our concerns. Unfortunately, little to no progress has been made so far. The offer to sell the property to my mother free of charge is also no longer valid, as a real estate agent has already been engaged. My mother is still waiting for clarification on certain issues and circumstances. According to the notarized contract, the sellers were obligated to treat the property with care until handover, which was not the case. Various stains, signs of wear and tear, etc., were present, partly due to the previous tenants moving out, and the property was not handed over in pristine condition. Given the high commission and purchase price, an inaccurate energy performance certificate, etc., it is regrettable that there is no willingness whatsoever to reach an amicable solution. I am still waiting for an apology from Mr. Feichtinger regarding his outrageous statement that I was a "poor fool," which can be corroborated. Due to space constraints, I cannot elaborate further. Even considering Ms. Hoyer's assessment, there is no way to describe the sale as having been handled professionally, legally, fairly, or competently.

A professional and competent sale of our property. Despite the difficult buyer, the transaction was handled well, fairly, and legally correctly. We would work with Finest Homes again anytime.

Just to say how happy we were with the service provided by Finest Homes. We were dreading trying to sell our house in Salzburgerland as we heard of all the negative things that could happen in Austria like taking years to sell. However Finest Homes were very positive that we could sell it quickly and we did within 6-months. They secured a price we were happy with. We were delighted with the way they presented the house, producing a lovely brochure with professional photos. Their fees were also less than other agents who would have only provided half of the service. I would especially like to thank Frau Mayer and Frau Buhl for their excellent work and support. We would definitely recommend them to any prospective sellers or buyers.
