Terms of Service

The Service is a directory of European real estate professionals, contractors, and financial services. You may use the directory to discover, compare, and contact listed professionals for personal or business purposes.

You agree not to: (a) use automated tools to scrape the directory at scale; (b) misrepresent your identity to access the Service; (c) use the Service to send unsolicited bulk communications to listed professionals; (d) interfere with the Service's operation or attempt to gain unauthorised access.

Veted manually verifies licence and insurance details for every listing prior to publication and re-verifies every 90 days. We use commercially reasonable efforts to keep listings accurate, but the underlying data, registries, public reviews, contractor self-reports, can change between verifications.

The directory is an information service. Veted is not a party to any contract between a user and a listed professional, does not warrant the work product of any listed business, and does not guarantee any specific outcome. Always verify references and obtain written quotes before signing a contract.

If you discover inaccurate listing information, write to support@veted.eu and we will action it within 5 business days.

Contractors and businesses may apply for a free verified listing via the application form. Approval is at Veted's discretion and is contingent on passing manual verification. Approved listings activate immediately. No subscription or onboarding fee is required for inclusion.

You represent that all information submitted in your application is accurate and current. You must notify us within 14 days of any material change to your licence, insurance, business entity, or contact information.

Veted reserves the right to suspend or remove a listing that: fails re-verification; is the subject of repeated, credible user complaints; or breaches these Terms.

Veted is free for users and free for verified businesses to be listed. Verification, the Veted badge, and inclusion in the directory are never gated behind payment.

Veted offers two optional services to already-listed businesses, both clearly labelled where they appear: (a) a placement boost within the displayed top-5 results for a category in a specific city, marked as promoted; (b) a referral fee paid when a Veted-introduced enquiry becomes a paid job. Neither service influences who passes verification or the underlying listing content. Pricing for these services is disclosed in writing before any charge is incurred and is quoted in euro (EUR), with VAT added if required by law.

Veted uses AI summarisation of public Google reviews to produce a neutral, one-sentence description of each listing along with the most consistent praises and complaints. The summary is generated automatically and is not editorial commentary by Veted. Listed businesses cannot edit, hide, or override the summary.

The summary is best understood as a structured re-presentation of pre-existing public review data. It is not a warranty of fitness for any specific purpose.

Disputes between a user and a listed professional are between those parties. Veted is not a party to and accepts no liability for the outcome of such disputes.

For disputes between you and Veted itself, we strongly prefer resolution by direct correspondence at support@veted.eu. Failing that, the courts of Tallinn, Estonia have non-exclusive jurisdiction. EU consumers retain their statutory right to bring proceedings in the courts of their habitual residence.

To the maximum extent permitted by Estonian and EU law, Veted's total cumulative liability for any claim arising out of or relating to the Service is limited to the greater of (a) the fees paid by you to Veted in the 12 months preceding the event giving rise to the claim, or (b) one hundred euro (€100).

Veted is not liable for indirect, incidental, consequential, or punitive damages, including loss of profits, loss of business, or loss of data. Nothing in these Terms limits liability that cannot be limited by law, including liability for fraud, intentional misconduct, or death or personal injury caused by negligence.

The Veted name, logo, directory structure, and editorial content are owned by Apraiz Europe OÜ and protected by copyright and trade-mark law. Aggregated review data and listing metadata are available for personal browsing but may not be copied or republished at scale without written permission.

Listed businesses retain ownership of their submitted descriptions, photos, and trade marks and grant Veted a worldwide, non-exclusive licence to display them within the Service for the duration of the listing.

We may update these Terms from time to time. Material changes will be highlighted on the home page for 14 days and emailed to active contractor accounts. Continued use of the Service after the effective date of a change constitutes acceptance.

These Terms are governed by the laws of the Republic of Estonia, without regard to conflict- of-law principles. EU consumers retain the protection of the mandatory provisions of the law of the member state in which they are habitually resident.
