So I'm not the only one who received an excessively high utility bill. Emails are barely, if at all, answered. The additional payment is completely disproportionate. I've asked other tenants who, unlike me, are families with several members and occupy the apartment almost all the time, which isn't the case for me. They only have to pay €100 more than me on top of my high bill, and they too are dissatisfied, considering we pay for the utilities every month. Yesterday I received a final reminder by registered mail. It looks like I'll have to contact my lawyer now.

Please stay away from this property management company. I live in an apartment complex in Carinthia and have never seen a property management company that cares less about its tenants' concerns. Examples: Emails go unanswered; of course, no one responds to complaints; additional charges in the utility bill cannot be properly explained, or the monthly advance payment is not adjusted, resulting in another additional charge the following year; etc.

I honestly don't know where to begin with this property management company. Nothing works, and the way they treat tenants is outrageous. Let's start with a few issues regarding the utility bill. But the problems extend to other areas as well. For example, last year (August 2024), we received a utility bill with a hefty additional payment due for 2022. However, we didn't move in until August 2023. My email to the property management company went unanswered. Only after I threatened legal action did they inform me in writing that this was incorrect and would be written off. Unfortunately, this hasn't happened to this day. For well over six months now, I've been receiving a monthly "final demand" threatening legal action. Messages pointing out this situation have been ignored. So, if you receive a payment reminder or any other threat from this property management company, don't be intimidated. These are just automated processes that no one monitors. Check all invoices thoroughly; almost none of them are correct, and it's best to seek legal advice yourself. Unfortunately, it seems there's no other way to do it there, and judging by the other reviews, my case doesn't seem to be an isolated incident but rather the norm.

I think this is by far the worst property management company in all of Vienna. I've seen and experienced a lot of crap. But what Strauss is doing is the worst I've ever seen. Zero competence and little understanding. There are so many problems in our building, even though it's a new construction, and a huge number of people want to move out, which, as mentioned, shouldn't be happening in a new building. As far as I know, there will be many more complaints filed against Strauss. But I doubt they care. Furthermore, the apartments are way overpriced anyway. Several people have already contacted tenant protection agencies. I'm curious to see what happens next! We also sent out an email asking if it was possible to rent a parking space in the garage or if there were any apartments available in the building. Just a normal email. But we never received a reply.
