⚠️ WARNING TO ALL TENANTS REGARDING THIS COMPANY! ⚠️<br>If your landlord uses this company for a property inspection, please be extremely careful. I moved to Belgium 2 years ago and this company did both my move-in and move-out inspections. Since I was abroad, I couldn't attend the initial move-in. In June 2026, their inspector spent 1.5 hours meticulously checking a tiny 45 sqm studio flat in Brussels, going completely out of her way to list an endless number of minor, unfair issues.<br>Here is why you should beware:<br>❗️Poorly-made Move-in Reports: The inspector used her own low-quality, high-level move-in photos to blame me for existing minor defects. If you don't have a close-up photo of every centimeter, they charge you. She literally treated me as if it was my job to document the flat at move-in, completely ignoring the fact that her company was paid to do exactly that. For example, a power outlet was already loose when I moved in. Because I lacked a close-up photo, she claimed it happened during my tenancy and charged me €100 for a repairman—even though it’s a 5-minute fix with a screwdriver. My landlord actually had to step in for some defects and admit, "No, I did that myself before the tenant moved in."<br>❗️Language Barrier & Exclusion: Despite being able to speak English, the inspector conducted the entire process in French and only spoke to the landlord. When I tried to join the conversation in English, I was completely ignored. It was deeply uncomfortable and one-sided.<br>❗️Absurd Charges vs. Wear and Tear: As a neat professional, I left the flat spotless. Yet, over 20% of my deposit was deducted. She completely ignored normal wear and tear: charged €220 (4 hours of cleaning) for minor dust on skirting boards, €15 for a tiny spot on a sofa, and €15 for surface scratches on a cheap wooden radiator cover. The room has large windows with no curtains; the wood naturally degraded due to intense sun exposure over 2 years. She even blamed me for limescale build-up on the tap nozzles, as if Belgium's hard water is the tenant's fault!<br>❗️Shocking Professionalism: When asked for official invoices for these repair/cleaning charges, the inspector literally told me: "That’s not how the process works here. The landlord can choose to get it cleaned/fixed or she can just take this money and spend it on a vacation."<br>I was caught completely off-guard by this behavior. In the end, I felt pressured to pay just to avoid a lengthy dispute because I urgently needed a clean reference letter for my upcoming move to the Netherlands. My fiancé was present and witnessed this entire communication breakdown and the inspector's shocking comments. I have rented in multiple countries and have never experienced such an unprofessional, biased service. I highly recommend looking for other alternatives!
