I rented a room in Liège and it was a horrible expereience, I would not recommend. Unclean, unkept common areas that include the years of trash of previous tenants. Dusty, unclean couches, the living room door even had it's handle broken off, never replaced. We even had mice, and I once observed the ceiling leaking. Our room was as promised, however we had constant problems with our heating. First there was not even a knob on the radiator, then when fixed only the top 1/4th of it was heating. This lead to us having to use a space heater to even be able to sleep in the room. A token amount was refunded from the utilities for having barely any heat from Octorber-January, with the issue still unfixed. We also had a leak that would cause the boiler to shut off, so every month or so the hot water would disappear for a couple fo days.

ARLON - MAISON NEUFCHÂTEAU, Aug 2024-April 2025 When I arrived, the interior handle of my room door was broken—it was on the "shelf" next to my bed (see picture). Unfortunately, I noticed this too late and ended up locking myself inside the room. It was already Thursday, 6 PM, so the office was closed and no one was in the house, so I had to call the fire department. As soon as I arrived, I also noticed the bed drawers placed on top of the bed. They were covered in dust—and so were the bed sheets. The cleaning lady denied placing the drawers there. Despite my complaints, management didn’t bother asking the other tenants if they were responsible. There was a dead bug on the shelf under the window and dust on the floor—a clear sign the room hadn’t been cleaned at all. As I couldn't sleep with the door open (for the handle) my options were to go to a hotel or in the empty room next door. I chose the second one. I’ll admit I didn’t inform them immediately, but when I called the next day, they didn’t offer any alternative either. Months later, when they noticed that the other room had been used, they threatened to split the cleaning costs among the tenants unless someone admitted responsibility. They didn’t offer the same "fairness" when I was the one facing the drawers issue. The cleaning service overall was terrible. I complained regularly. They claim your personal room is cleaned every two weeks—false. I deliberately left objects on the floor to check if anyone had entered the room, and they remained untouched. When I was working remotely from the room (3 consecutive weeks), the cleaning lady never even knocked or asked to clean. She also placed a dirty dustpan inside the oven tray on the kitchen shelf. Twice. EVERYDAY PROBLEMS Common areas were dirty. The coffee machine was broken. Kitchen utensils were often unwashed. I asked them to clean the sofa (covered in dust) but never received a response. The dryer regularly malfunctioned in the last few months, displaying a "water filter full" message even when it wasn’t. The cleaning lady would usually arrive around 9 AM, clean the bathrooms, and then stay in the kitchen for lunch between 11 and 1. I didn’t mind that, but it would have been nice if she had spent 10 minutes mopping the floor in my room. I left beginning of March as I moved to Luxembourg but I was going to sleep there again for the last days of my contract. I didn't lock the doors for them to have visits in my room. I left the room clean and empty, I had ONLY the sheets on my bed and when I returned, one duvet was gone and there was dust (coming from the drawers under the bed) on my blankets. I asked not to pay for a missing item whose fault was not mine and for the time and cost of cleaning the sheets and the invasion of privacy (cleaning service denied it was them but I am convinced that the roommates didn't do that because they also confirmed). They refused. Also, I received my deposit two weeks later than what was stated in their communication. The floor was uneven, old wooden boards made it difficult to clean. The doors weren’t insulated, so you could hear everything. The entrance door had a gap, essentially missing a piece. PROS Flexibility: After the mandatory initial 6-month stay, you’re allowed to extend your contract, and they are quite flexible with that. Private Bathroom: It was the only company offering rooms with private bathrooms at that price point in the area. Final Thoughts I highly recommend you look elsewhere. My main issues were with the house and its lack of proper maintenance. Maybe their newer properties are better, but this one is not worth it.

I rented a room in a shared house with IKOAB in Charleroi for several months, and honestly, it was a great experience. The house was modern, well located, and the atmosphere with the housemates was really friendly. There was nothing to worry about on the administrative side — I’d definitely recommend it to anyone looking for hassle-free housing!

I stayed in one of the ikoab houses in charleroi. I was very happy with the co living concept, the offered amenities and my wonderful roomates. But I was not satisfied at all with the Ikoab service and attitude. First of all, when I arrived, my room was nasty. Dirty windows, dirty carpet, dirty sheets. However the worst part was the SPILLED BLOOD on the door, windows and bathroom from a break-in that had happened a while ago. It was really shoking that when i communicated this matter to the service , nobody cared and nobody came to clean it even though i had insisted particularly for the blood issue. It was disgusting. Another incident that i experienced and I think that it was unacceptable is that an Ikoab employee entered my room while I wasn't there just like that. That day they did some kind of check for air heaters and they entered all rooms without our concent, not even an information. In general the service was really bad and indifferent. At least I was greatful for my roomates that were welcoming, kind and helpful in all these difficult situations. Anyways, I hope they got better because this co living concept is a really practical solution for students and young professionals. The houses' design though is cute.
