We rented a parking space with the guarantee that the adjacent space would never be occupied, which was essential given the size of our vehicle. However, that space was re-let, rendering our parking space unusable. On the phone, I spoke with Mr. Lucas Vander Hoeven, who treated me with contempt from beginning to end. I made an appointment to discuss the matter in person, but he never showed up. He was overcome by a sudden and overwhelming lack of courage, and I understand why, since he sent a cancellation notice without even giving us any warning. We are now left without a parking space and without any communication. There is no explanation for the arbitrary cancellation notice we received; it is simply a manifestation of the oversized ego of an employee who thinks he is someone important. In other words, if you want to work with trustworthy people who have a modicum of ethics, look elsewhere.

Hello, I am delighted with my purchase as it was love at first sight, but I bitterly regret the real estate agent's lack of transparency. The roof contained asbestos, which was never mentioned. When I contacted the agent to express my dissatisfaction with this unexpected asbestos removal cost, I received a very unprofessional response: I was met with complete indifference. Even worse, the agent's reaction was unacceptable. He considered the asbestos removal a "personal choice" for aesthetic reasons, going so far as to compare asbestos removal to simply replacing window frames, thus completely ignoring the safety aspects associated with this material. No compensation, nor even an apology for this lack of honesty, was offered, which is particularly regrettable.

First and last time for us! Whether it's for renting or selling a house. We've been subjected to too many lies, hidden fees (subtly concealed, for example), and unanswered questions. Yes, they know how to handle paperwork (sort of), contracts, and transfers, but that's just the bare minimum for a real estate agency. However, when we had problems or requests that didn't suit them, they blithely ignored us, and this cost us a lot of money! Here's our unfortunate experience: Problems with renting * From the very beginning, fees were hidden from us and only came to light after the contract was signed. Yes, indeed, we don't read contracts in detail when signing; we trust what we've been told. What a mistake! Additional costs after 2 years: several hundred euros. * When we asked the Nélis agency to send the tenants a lease termination notice to put our house up for sale, they took the unnecessary risk of sending the letter only 24 hours before the deadline. Of course, the letter arrived late, and the tenant contested its validity. He refused to vacate the premises and negotiated his departure. The Nélis agency countered that the relevant date was the date of sending, but this assertion is open to interpretation. * Upon the tenants' departure, the "expert" architect from the Nélis agency conducted a disastrous move-out inspection: not only did he ignore several glaring damages and instances of neglect, but he also stated that "the condition of the garden must be assessed by the owner." Unbelievable! Since when does an "expert" conducting a move-out inspection shift the responsibility onto the owner? When we sent photos of the "expert's" oversights a few days later, he could only agree. But despite the repair quotes we provided from various companies, he stubbornly insists that it's our responsibility to carry out the repairs and that the tenant will only pay for the materials. Unbelievable! We've read and reread all the relevant laws, and I've never seen anything like it! We retorted that not only do we live abroad and have no opportunity to do the repairs ourselves, but also that it's not our responsibility to spend several weeks repairing damage caused by the tenants! He will never budge from his completely incoherent opinion. The Nélis agency's reaction in this situation? They don't respond to emails. If everything is fine, they're there; if there's a problem, no one answers. After much insistence, they finally replied that, as far as they're concerned, the case is closed. For us, it's another few thousand euros lost. Problems During the Sale: Due to significant personal constraints, we had to begin selling our house during the tenants' notice period. This meant we had to entrust the sale to the Nélis agency. However, we stipulated in writing that the sale would only proceed if "the house was in impeccable condition, exactly as we had left it when the tenants moved in," so that it would retain its full value for sale. Living abroad, we were unable to verify this and therefore repeatedly asked the Nélis agency for confirmation. They always stated (verbally, of course) that this was indeed the case, "no problem." It was therefore surprising when potential buyers mentioned that the house was somewhat disappointing compared to the beautiful photos they had seen on the website—photos taken before the tenants moved in, of course. We better understood their comments when we had the opportunity to visit the house after the tenants had vacated it! We did manage to find a buyer for the house, but at a negotiated lower price. Perhaps this wouldn't have been the case if the Nélis agency had respected our request. Another few (tens of) thousands of euros lost. Thanks a lot, Nélis agency!
