I had a very positive experience with Philip & Frank, especially working with Lucie. She was professional, responsive, and clear throughout the entire rental process. Communication was smooth, the documentation was well organised, and the handover was handled efficiently. Relocating can be stressful, but Lucie and the team made the process straightforward and seamless. I would gladly recommend both Lucie and Philip & Frank to anyone looking for a reliable real estate agency in Prague.

EDIT refleciting the answer(Not a change of original post): Thank you to P&F and Mr. Bečka from Patriestana s.r.o. for a clear demonstration of their professional approach and communication style. I appreciate that they decided to publicly add their own perspective to my experience – even though it contains statements that are not true. For the record: we left the apartment after nearly five years, and the so-called “mutual agreement” was conditional on paying the agency’s commission for finding a new tenant. Likewise, the claim that seven people lived in the apartment is entirely fabricated and absurd – the reality was different and easily verifiable. If the apartment appeared “worn out” after five years, it was more likely due to long-term neglect of maintenance by the property manager than to normal use. At least I thank them for publicly showing what “professional property management” looks like in their interpretation. ------------------------------ Original post: From the very beginning when searching for flat, this agency showed manipulative behavior, empty promises and poorly written contracts. During the tenancy, property management was extremely poor – repairs often dragged on for months, subcontractors left jobs unfinished (once half of our living room unusable for 6 weeks), and some landlord responsibilities were never fixed at all. The “grand finale” came at the handover: misleading instructions about utilities, ignored agreements on the procedure, and unjustified deductions from our deposit for long-neglected maintenance. Overall, an unprofessional and untrustworthy agency I cannot recommend. Approach with lawyer only.

Linda Svobodová was our real state consultant and her help and support was absolutely exceptional. She took care of our wishes and guided us to find the perfect home for us, when and where we needed. We could feel how she really wanted us to find the perfect flat, and also she has been taking care of the handover process in order to give us the new flat in perfect conditions. If we need to find a flat again or any friend of us, we would definitely count on her 100% :)
