I had an extremely negative experience with this company, and specifically with the broker, Liida Meoste. We went to view an apartment, and during the conversation, it turned out that the price was 31,000 rubles higher than we expected, supposedly because we'd looked at it incorrectly. After I said I had a screenshot of the price, a few days later the broker said the owner had lowered the price without telling her (the price had been changed from her real estate profile :)). Then, over the course of several weeks, there were so-called negotiations. The broker repeatedly called me and said there was a client willing to immediately offer a couple thousand more than us, but if we offered more, the apartment would be sold to us, and so on (like most brokers in general). Ultimately, after a few weeks, we agreed on a price (the broker even sent a message to lock in the price... but apparently only unilaterally). The bank approved the loan, and the loan agreement was already signed. Lida, in turn, said she was reserving the apartment and was waiting for the notary's appointment. A couple of days passed, and the agent called again, saying there was a client who had offered 10,000 more, and naturally, they were selling to him, unless, of course, we agreed to pay extra. Of course, the agent said it wasn't her fault, that the offers she received on her real estate website were being sent to the seller, and that it was all the owner's fault, etc., etc., which I, of course, don't believe at all. What she meant by "reservation" in that case is anyone's guess, and why, after so-called reservations, one could easily buy the property with a higher offer is also a question. It's a shame I wasted my time and nerves. In general, I do not recommend contacting LVM Kinnisvara unless you want to waste your time and nerves, feel like they are trying to squeeze more out of you than you agreed on, and simply deal with incompetent people (through whose profile their client can change the price without their knowledge))

Definitely one of the best real estate companies!!! ...that I have experienced in half a year!!! Ilmar Tedremaa is a very good, diligent and professional broker! Thanks to him, my transactions and wishes were resolved quickly. I recommend it to everyone!! Trust me!!
Sorry, but the service is just awful. The company doesn't even have a common database—five (five, Karl!) real estate agents keep calling, asking the same stupid questions but making strong offers, without even bothering to read the ad to the end. Half the real estate agents can't speak English or Russian. Okay, so we don't need foreigners. But here's a typical conversation: "Hello, we've carefully reviewed your ad, work only with us." I say, "Okay, you did read in the ad, after carefully reviewing it, that we don't want just one real estate agent?" "Oh, no." I say, "Oh, I saw two other ads from other real estate agencies." "Oh, not yet, but we have over twenty of our own buyers for your property right now!" "Okay," I say, "offer them right now. We'll pay a commission if you actually have buyers." "No," they say, "First, take down all your listings, stop working with other brokers, and commit to working exclusively with us. And then we'll send you a photographer (!) in a week." While I was having these stupid conversations with LVM, representatives from two other small real estate agencies called and immediately agreed to bring in three (three!) potential buyers. Learn how to work. I don't recommend using LVM.
