Although while renting from A1 I had a positive experience, I have had recent issues due to the lease the agency had me sign, causing me to have to pay thousands of euros in "tax d'habiation"<br><br>I rented through this agency from September 2023-June 2024. My agent Andy was very reliable, anytime I had an issue or a question I was able to reach him and hear back in a good time frame— nothing got lost in translation. WARNING: Lack of transparency, misrepresentation of residency status, and concealed financial liabilities.<br><br>We rented through A1 Real Estate and initially left a 5-star review during our stay. But nearly a year after moving out, our French bank account was unexpectedly charged €4,600 for a tax we were never informed about.<br><br>We later discovered that A1 had classified our apartment as a “secondary residence,” even though it was our primary residence. Under French tenant protections, including provisions under the 1989 law, Taxe d’Habitation does not apply to primary residences. This misclassification allowed A1 to:<br>• charge a higher rent than is permitted for primary-residence leases<br>• and shift the tax burden onto us rather than the landlord/owner<br><br>Upon consulting with a notaire, we were informed that:<br>• the “secondary residence” designation was improper,<br>• we have grounds to legally challenge the agency,<br>• and we should not have been subjected to this tax.<br><br>Additionally:<br>• Rent was routed through a Belgian bank account, not a French one<br>• The agency’s ownership/payment structure was opaque<br>• This tax was never mentioned in the lease or in any communication<br>• No other tenant or student we know in Paris has experienced such a situation<br>• A1 has not taken responsibility or reimbursed us<br><br>If this tax were truly “normal,” it would have been disclosed and clearly stated in the rental agreement — not secretly withdrawn from our bank account a year later without explanation.<br><br>Future renters should insist on:<br>• written confirmation of residency classification<br>• full disclosure of potential financial liabilities<br>• clarity on bank routing and ownership<br>• confirmation of compliance with the 1989 tenant law<br><br>Unless A1 steps up and resolves this properly, we strongly recommend others avoid renting through them.<br><br>Response to A1 :<br><br>The issue here is not that the tax exists — the issue is that the apartment was improperly classified as a secondary residence despite it being my primary residence, which created the tax obligation. The Taxe d’Habitation does not apply to primary residences under the Loi n° 89-462 du 6 juillet 1989.<br><br>This misclassification was made by the agency — not by me — and it was never disclosed, verbally or in writing. If the tax obligation had been properly disclosed at the outset, or if the residence had been correctly registered as a primary residence, the tax would not have been imposed on me.<br><br>Upon consulting with a notaire, I was informed that this classification was inappropriate and that I have grounds to legally challenge the agency’s handling of this matter.<br><br>Additionally:<br>• Rent was routed through a Belgian bank account, which further obscured the financial trail<br>• The ownership/payment structure was never transparently explained<br>• The tax burden was shifted to the tenant as a result of agency misrepresentation<br>• This was not presented as a routine tax at any point during tenancy<br><br>Therefore, the matter is not simply “between the occupant and the French tax authorities” — it stems directly from the agency’s actions and omissions regarding classification and disclosure.<br><br>I sincerely hope this will be resolved responsibly, and I will update this review accordingly if A1 addresses this correctly.
A1 Real Estate Provided us with a beautiful Parisian apartment in the 16th arrondissement. Fully furnished with Parisian Details and new modern decore with ample storage space and plenty of linens and towels , also a fully stocked kitchen . The apartment was close to the Metro , Marche, shops and a beautiful park the Bois de Boulogne. Andy and his team were responsive to requests or concerns. We would rent form his agency again and recommend A1 agency for a smooth experience.<br><br>Andie
