We are very satisfied with Dr. Schmolke Property Management. Their processes are reliable, and the management team is available by phone during certain hours. Outside of these hours, inquiries can be easily directed to the digital assistant; requests are processed promptly. The transparent casavi service portal for properties is a particular advantage. Owners can track the status and processing of their reports and leave comments at any time. Furthermore, contact persons and important documents such as the declaration of division, contracts, etc., are clearly stored there.

More Show Than Substance After initially good work, the Schmolke property management company has unfortunately proven to be a complete disaster. Simple tasks like organizing the annual window cleaning or replacing the heating meters were botched, owners' association resolutions were either not implemented or only after repeated reminders, and inquiries were either ignored or only addressed after repeated reminders. To this day, we have not received a proper statement of accounts for 2024, and questions regarding the preliminary statement are simply ignored. Mr. Schmolke himself shows no capacity for criticism and considers himself and his management company to be highly professional and infallible. He seems to be solely concerned with public image – he reacts immediately to negative online reviews and has them promptly deleted from Google (we'll see what happens with this review). The positive overall rating of Schmolke Immobilien should therefore be taken with a grain of salt. After it became clear that the management contract was to be terminated by mutual agreement, the management company almost completely ceased its work, in breach of contract. Our owners' association is now taking legal action against this, as well as against the management's charge statement, which we believe to be unlawful.

Our building has been managed by Schmolke Immobilien GmbH since 2020. We had three other property managers before, and over the past 10 years, the list of necessary renovations grew longer and longer. These have been turbulent times: the pandemic, inflation, a shortage of tradespeople, and the energy transition. Despite all the difficulties, the following projects were completed: - a new elevator, which all residents are delighted about - replacement of the doorbell system - a new security door at the entrance - renovation of the balcony railings - new gutters and downpipes Dr.-Ing. Schmolke has succeeded in building a competent team, and everything is handled reliably and professionally. We are very satisfied with this property management company and highly recommend them!
