Unfortunately, they did an extreme sloppy job, which has cost us at least almost 10K. Thus I feel a clear warning to other homebuyers is necessary. As first‑time buyers, we relied heavily on his expertise and report to understand the real condition of the property. The report was delivered quickly, but the quality and thoroughness were deeply disappointing. A clearly visible boiler defect was not identified in the report. We later learned from a Registered Gas Installer that the boiler and flue were in a “Hazard B – immediately dangerous/unsafe” condition and had to be replaced entirely. This was never mentioned in the survey, despite being visible and directly connected to the core “heating and hot water” function of the home. In addition, clear signs of a bathroom floor issue early water damage and movement around the shower area – were not documented at all. These were not hidden defects behind walls; they were in the exact areas I would expect an engineer to check in a compact apartment. After the inspection, one of the windows was left open. The window stayed open for months through winter, including nights below freezing. I only discovered this after getting the keys. Knowing someone I paid to protect my interests had walked away earning 850 Euor for such a slopply job is outrageous! When I raised these issues multiple times, there was no meaningful engagement, no accountability, and no willingness to review or amend the report. Once payment was made, communication effectively stopped. I feel more like I paid for a box‑ticking exercise than for a careful, independent assessment. I regret, I trusted the Google Reviews and now I am not sure if they are fabricated! Unfortunately, this experience felt rushed, superficial, and unprofessional. Based on our experience, I cannot recommend this service.

We hired Phi Consulting Engineers expecting a professional and thorough inspection, but unfortunately, they missed several very important issues while focusing almost entirely on cosmetic and minor surface defects. In the report we received, they failed to mention the uneven floors, which later cost us extra money to fix when laying flooring. Surprising considering they pointed out small, easily repairable items but overlooked something so significant. Even more concerning, they didn’t check where the ensuite vent led to. After speaking with my neighbour about his setup, I checked ours and found that the vent was just buried in the insulation with no pipe leading outside. This could have caused serious condensation and damp issues in the attic over time. They also missed an unsecured manhole cover, which I only noticed when I stepped on it and it shifted, a clear safety hazard that should have been picked up during their inspection. On closer inspection of the manhole cover I discovered it was actually missing all 4 screws needed to make it secure. I did reach out to Phi Consulting before discovering the vent and manhole issue with other issues raised by other professionals as a courtesy but their response was very dismissive, they repeatedly said “I’m only human” and came across like a not my problem sort of attitude. For the high cost of their service, that kind of attitude and lack of responsibility is unacceptable. Honestly, I’m not an engineer, but I feel I could have done a better and more careful job myself. Given this experience, I’d strongly recommend staying away and saving your money you’d likely do a better inspection on your own. I'll attach an image of the vent which wasn't inspected.

Got Jerry to do a snag list for our new build home and cant recommend him enough. We received a detailed and comprehensive report with photos of every defect, internal and external, and he added our own personal observations into the report. Will be recommending to family/friends in the future.
