I cannot recommend Kennedy & Associates highly enough and in particular, Pat Gillooly who completed a Building Survey report for me. The report was comprehensive and thorough, and allowed me to make a fully informed decision on whether or not to go ahead with the purchase of the property. Based on a clear understanding of what I’d be taking on, I decided not to purchase the property and I am confident that Pat’s expertise has saved me time, money, and a lot of headaches.<br><br>Lastly, for anybody reading this who is Sale Agreed on a property, I can’t emphasise enough how important it is to get it properly surveyed before going ahead with the sale. It’ll be money well-spent getting a Building Survey report completed by Kennedy & Associates.

I was recently in the process of buying a property which looked fantastic at the viewings. Thankfully I got a survey done by Pat of Kennedy & Associates.<br>Pat produced a very detailed report of the property that highlighted serious issues which would eventually have cost me a lot of money. He was very helpful and explained in detail the seriousness of the problems.<br>I would highly recommend to anyone buying a property to consider getting a survey done by Kennedy & Associates.
Paul done a pre-purchase survey for us and was so lovely to deal with. He gave us a very detailed report. He was extremely helpful as we were 1st buyers and unaware of what to be looking for. Would highly recommend his services.
Got a pre-purchase surveyor. I specifically highlighted areas of concern to assess leaks/moisture. The report had errors in it, no defects were identified or highlighted as a potential problem.<br>Now I am dealing with a leak which I could have been warned about. They failed to correctly determine the materials the ceilings are made of which led to an unexpected financial loss.<br>I have reported the issue to them and they have disappeared.<br><br>EDIT:<br>They have disappeared for 3 weeks until I left this review.<br><br>Kennedy and Associates reached out to me immediately requesting to remove this review.<br><br>I have previously send them numerous e-mails (with photos) and explained the obvious issues/defects of the property I have to deal with now which were never identified within their pre-purchase survey.<br><br>They appear to be refusing to review this issue until I send MORE photos at different angles and "a copy of the full management company report" (part of which I have already provided, the part that I was supplied with myself, which I have mentioned to them already).<br><br>These requests are highly unreasonable aimed at putting me under further stress. I have provided plenty of information; allowed for plenty of time for them to commence and conclude an investigation but not only they they are refusing to do so, they also came back publicly to BLAME me that I "failed to provide any information about the issue".
We've been attempting to schedule a basic roof survey since February and have made at least 10 separate attempts to secure this service. Each and every time, we're given the same empty promise: "We'll call you back." Months later, we're still waiting for that call.
Kennedy & Associates were recommended to us for their high-quality reports. Pat's detailed survey identified several issues that were not immediately apparent. He was very accommodating for questions from us and from our bank. Highly recommended!
- Be aware that Kennedy Associates are in 'bed' with Bank of Ireland. Avoid the 'free' valuation offer.<br>- Any future remediation work costs highlighted by Kennedy Associates can affect your drawdown amount and result in reissue of bank loan documentation.<br>- Whilst monetary amounts may be small, reissuing loan documentation a week before closing isn't ideal, not to mention associated solicitor costs and solicitor in person meetings.<br>- In our case this impact wasn't made clear by Kennedy associates and resulted in a late closing with additional personal cost and hassle.<br>- I wouldn't use them again. The free valuation resulted in 10k reduction in mortgage funds and 250€ solicitor fees. - Go independent for your survey with the ability to discuss findings that aren't automatically sent to the bank.
