Thorough job checking the house I was buying, quick responses and assessed things that I had concerns about .. nice people to deal with in general. The team were super patient with a few delays and reschedules for my survey and were really fast to get out and get it done when the solicitors gave the go ahead. The report came back super detailed and above and beyond what I expected with regards to recommendations and clear explanations of a few minor things. UPD: I would like to clarify a few points in response to the company’s reply. The inspection took place in March 2023, and we completed the purchase and moved into the property in October 2023. As is common with second-hand property transactions in Ireland, the conveyancing process took several months due to mortgage approval and legal procedures. Shortly after moving in, we discovered a roof leak and contacted the company to raise our concerns. We were informed that no issues had been observed at the time of inspection. At the time of the survey, the affected wall appeared to have been repainted. The difference in wall texture and finish was visible to us later, and we believe this may have been relevant contextual information during the inspection. Regarding the BER and floor area, we understand that a pre-purchase survey does not constitute a measured survey. However, a later independent inspection indicated differences in BER rating and overall floor area compared to what we had understood at the time of purchase. The hot water cylinder was located on the ground floor above the fridge from the bathroom side, I attached some pictures to proof that. Following professional advice, we chose to relocate it to the attic, which involved additional expense of €4000. This review reflects our personal experience as buyers and the circumstances we encountered after completion of the purchase. ———————- We initially had an excellent experience with the engineer: communication was superb, responses were always quick and detailed, and a survey date was arranged promptly. Based on their survey, we decided to purchase our house. However, immediately after the purchase, we experienced a leaking roof. When we reported this to the engineer, he informed us that because books were on the shelf, he had no right to move them and therefore could not have seen any potential water staining or signs behind them. Things only got worse after we called a plumber and arranged an independent inspection. Repairs were required: the hot water cylinder was positioned above the refrigerator and we were later advised that it should be relocated, which required corrective work. The report did not include independent floor area measurements. We later discovered a difference of approximately 50 square meters compared to the figure provided during the sale process, and a subsequent inspection indicated a different BER rating than we had understood at the time of purchase. Knowing this beforehand could have allowed us to negotiate a discount on the house, but instead, we had to invest significant time, effort, and additional expense. In our case, parts of the report were general in nature and relied on publicly available information rather than reflecting certain aspects of the property’s condition as we later understood it. Based on our experience with this second-hand property, we would not recommend this company.

I’m based overseas in Australia and needed a detailed structural survey and grant-focused report on a derelict cottage in Ireland.
