As two British buyers, we completed the purchase of a countryside villa in Caccamo at the end of 2023 through Franco, and we genuinely have nothing but positive things to say about him and his company.<br><br>From the outset, Franco stood out for his professionalism and clear communication. His English is excellent—having lived in Britain for around 20 years—which made a huge difference when navigating what could otherwise be a very complex process.<br><br>He handled everything for us: from property viewings and negotiations through to notary arrangements, translation, and all the associated paperwork. He also took care of utilities and continues to assist with ongoing matters such as taxes, all for a very reasonable fee. Even small but incredibly helpful touches—like allowing us to use his address for parcel deliveries—made a real difference.<br><br>There were a couple of minor delays during the process, but these were entirely down to Italian bureaucracy, including land registry matters and the usual government shutdown period in September. Franco managed these situations professionally, kept us fully informed throughout, and reassured us at every stage.<br><br>Buying property abroad—particularly when you don’t speak the language—can be daunting, and transferring a significant deposit to someone you’ve only met a handful of times requires a great deal of trust. Franco conducts himself with the utmost integrity, and we always felt our interests were being looked after.<br><br>What really sets him apart is the aftercare. His support didn’t stop at completion—he has continued to help with utilities, local processes, and general advice, which has been invaluable as we settle into life in Sicily.<br><br>I must admit, I was surprised to read a small number of negative reviews. Based on our experience, these seem more likely to reflect individual circumstances rather than any issue with Franco’s professionalism or reliability.<br><br>Franco is honest, hardworking, and genuinely trustworthy. We have already recommended him to friends and associates looking to buy property in Sicily and would do so again without hesitation. He delivers to a very high standard.

Franco Leone and his sidekick Franca who run Sicily Property Management have consistently dishonest and misleading in my experience.<br>Their estimates never stay at the agreed price and almost always ends up costing significantly more.This pattern has caused serious problems for multiple client, and have been taken to court on several occasions because of theses practices.<br>The are lots more decent and honest estate agents in Sicily.I strongly advise avoiding this company.

Please think very carefully and do get legal advise and do not purchase a property direct from the estate agent without. Get the correct value of the property this changes regularly, the agent will not tell you this. taxes go on the value not the purchase price. Also get any illness added to all contracts very clearly. Even though cancer is classed as an act of god, with should mean our deposit is returned. This agent is ignoring all emails and any communication. I have legal representation and am going to small claims court, very time consuming and stressful when you are ill. Tread with caution ⚠️

Franco and Franca.<br>Where to begin...<br>Sicily would not be possible without "The Fras." Franco runs the real estate part. Integrity is rare in the world: Franco embodies integrity. If you get a price from him and send him money, he will follow through and you will get an accurate accounting. I bought a property 10 years ago and I have never heard of any issues that were not settled honestly by Franco. If you want to buy something here, you can not find a better agent. He lived in London for 20 years so his english is excellent and he is tied into the system here in a big way. I consider him a friend and he is always available to help solve any issue: from communication with the car mechanic to exchange rates, to how to get good sausage in Caccamo.<br><br>Franca. She runs the "refurb" business. Powerful women in Sicily are rare. Women in the construction trades are exceedingly rare. Franca lived in Toronto for many years and has excellent English. Her family is in the construction business. She works with many builders ( Massimo is sooo awesome and if you can get Roberto or Piero on your project - you will be in the best of hands). Franca did our renovation and built our pool (see pix on refurb page) as well as house additions and the like. She translates in real time the subtleties of taste to the builders and they deliver. If you have an issue, she will respond and make good. Her office is next to the 100 year old oil mill in Caccamo and it is always a joy to stop in and catch up.<br><br>I never thought that I could live in Europe. Franco and Franca have made it easy and fun and their pricing is fair. If you are considering a place away from home that feels like home -- Sicily and Caccamo offer a magical place to live, adventure, and relax. It is our home away from home: a place that we spend more and more time.<br><br>Take the leap. :)
