UNPROFESSIONAL AND AMATEURISH I hired Riva Rentals to manage the rental of my apartment, expecting it would give me more free time. Instead, I spent more time correcting their mistakes, while they took zero accountability for any of them. A couple of facts and my experiences in a nutshell, to warn other landlords: - They are not a member of any official Dutch real estate organization (NVM, VBO, VastgoedPRO), which explains their below-standard quality - They have no understanding of current regulations and advertised my apartment as a free-sector rental for short-stay, even though under the WWS system a property must exceed 187 points to qualify (effective Jan 2026). They knew very well that my apartment is below that threshold - They use an outdated rental agreement template that doesn't align with current regulations - They gave misleading advice which left me with thousands of euros in unnecessary costs - Their average response time is 2 weeks, or no response at all - They repeatedly charged higher fees than agreed, and I had to correct them multiple times - They don't follow up on delayed payments from tenants - I had to monitor this myself - They repeatedly left my balcony door open after viewings Overall, I have a very BAD experience with Riva. If you want to lose money and risk fines, go for this company as they clearly don't know what they're doing. I would strongly recommend choosing an agency that is a member of NVM, VBO etc. as it gives you a level of protection, professionalism and reliability that non-affiliated agencies simply cannot offer. My network of friends and family is aware of my experience, and they will avoid this company at all cost. I hope you will too.
My overall experience with Riva was good. The communication part with certain employees wasn’t up to the standard however I have been renting with them for just over a month and so far everything is good. If you ever decide to go with Riva, make sure to deal with Sam and Floris. They are great and will surely provide good service alongside excellent communication!
Pathetic experience with Riva, no actions and false accusation. Very slow, never follow ups. They don't know anything about the house but call themselves as house managers. Puppets of the owners. I had leakage issue on one of small bedroom which was not fixed for more than a year until we left the apartment and riva never took any action. After our checkout where 3 hooks were broken of the curtains - they charged 135 euros. Charged extra for 2 curtains replacement because owners found them damaged later! But no proof and nothing in checkout report. Curtains they mentioned dirty but clearly told them it is due to the leakage never repaired. They charged us unnecessary 54 euros for handyman because we called in emergency which they couldn't even fix it because they don't have keys and owners are in town, waited for 3 days before owner could come in. So many issues in last 2 years we were with Riva. It would be your worst decision to go with Riva. Don't rely on their fake commitment they do during check-ins.
Extremely disappointing experience. I contacted this rental company about a specific apartment and clearly mentioned it in my first email. Despite that, it took them three days to reply, only to tell me the apartment was not available — something they could have informed me immediately if they had actually read my message carefully. The communication was slow, careless, and unprofessional. They wasted my time and showed no attention to detail. If this is how they treat potential tenants, I can only imagine how they handle current residents. Management should really reconsider who they allow to handle customer inquiries, because this kind of service will drive customers away. Would not recommend.
The service from Riva Rentals Rotterdam was great. I immediately felt very comfortable and had the feeling that I was working with professionals.
