We were selling a difficult apartment in the city center (large, only three rooms, high price), and despite the current market crisis, Mr. Grzegorz brought the sale to a successful conclusion. Moja współpraca z tym agentem była zdecydowanie negatywna i ujawniła poważne braki w wiedzy oraz profesjonalizmie. Agent nie zweryfikował rzetelnie stanu prawnego nieruchomości, w szczególności faktu, że działka była częściowo objęta statusem leśnym, co wiązało się z ryzykiem prawa pierwokupu Skarbu Państwa (Lasy Państwowe) i koniecznością zawarcia warunkowej umowy sprzedaży. Informacje te nie zostały jasno przedstawione na początku współpracy, a ich konsekwencje organizacyjne i prawne musiałem wyjaśniać sam, głównie z notariuszem. Dodatkowo agent nie był obecny przy finalnym akcie notarialnym przeniesienia własności, czyli w kluczowym momencie całej transakcji. Po zakończeniu sprawy zamiast merytorycznego rozliczenia pojawiło się formalne wezwanie do zapłaty pełnej prowizji. Z mojego doświadczenia wynika, że agent nie posiada wystarczającej wiedzy do prowadzenia skomplikowanych transakcji nieruchomościowych i jego działania powinny zostać zweryfikowane przez właściwą izbę lub organizację zrzeszającą pośredników. Zalecam dużą ostrożność i samodzielną weryfikację wszystkich kwestii prawnych przy ewentualnej współpracy.
