I and two others recently moved into a property managed by southside, and specifically Francesca Kane. There was a small issue with the amount of waste left in the garden of the property, but it was all removed promptly after they were made aware. Other than that, the property had been great so far and so have the team at southside

I have recently moved to a property managed by Southside and had an emergency in the flat. The out of hours service and specifically Mr Rob McDonald were extremely helpful and attentive. They made a stressful situation feel less stressful.

Southside property clearly have the interests of landlords at their heart, and don't seem to have much regard for the mental or physical wellbeing of their tenants, despite us being the ones who fund them.

Repeatedly they miscalculated our rent payments, and sent us threatening emails claiming they could evict us if we didn't pay the "arrears". There was no apology for this mistake until I explicitly asked for one.

They baked unlawful terms in to the tenancy agreement (such as late fines for missing rent payments, or a section where we were expected to be the landlord's PA sorting mail and being held liable for any missed bills as a result of not doing so.).

They misplaced information and failed to communicate on numerous occasions (first instance the day I moved in - there was furniture present which was never previously discussed. Most recently - we were sent an email about their being "evidence of cats" at a flat inspection and we had to answer to them about it, even though we'd had permission for a cat for the last 7 years and she was present at every other inspection).

They failed to facilitate repairs required by law to the property, despite requesting them repeatedly.

They failed to facilitate open lines of communication between us and the landlord, when he attempted to evict us because he wanted to "move in". We wanted to negotiate more time, not stop it entirely - they instead told us we had to wait and see if he decided to take it to tribunal or not. That was an excruciating 3 month wait. He didn't take us to tribunal, because he really just wanted to raise the rent - by 25%.

Most of all, they have lacked empathy. An oven once exploded on me in the property - Katy Fitton responded with a job order and not a single personal word about my wellbeing. My mother died of an overdose in 2024, and although they knew this they did not stop sending threatening emails about eviction because we were in the process of challenging a rent rise (they claimed this was "in line with government guidance" - these emails were coming daily and claimed they could evict us "within 28 days"; I don't see how the government guidance could be to give false advice).
When told about the notice to leave - served less than a week in to the new year, I broke down over the phone to the letting agent. I begged her to help me; asked if there was anything that could be done to have just a little more time. She said there wasn't - that we had no choice but to leave. This is categorically false -tenants are allowed to stay past the notice to leave date and challenge evictions, but in the moment she lied and told me that, on top of the couple of years I'd already had, I was about to lose my home too. When asking them to help us negotiate with the landlord re the notice to leave, again Katy Fitton put up a wall and told us we'd just have to wait and see if he took us to court. This was in response to me saying I'd had a significant resurgence in PTSD symptoms and was still dealing with the fallout from the death of my mother.

This has been some of the most difficult couple of years of my life, and Southside's actions have significantly added to my declining mental health. Having to deal with my late mother's estate as a young woman with no immediate family was more than stressful enough. Having to fight for my home of NINE years on top of that nearly broke me. I cannot understate the stress this has caused me and my partner since January, and I am so glad to not have to deal with Southside or our landlord anymore.

My landlord Rob Mcdonald for the last year up until moving out was amazing. He was very friendly and always answered emails as soon as he could. I would highly recommend anyone to let from him. Thank you!

This is such an efficient agency. Everything is promptly and fairly managed in a civilised and pleasant way, working for both landlords and tenants. I’m a landlord. The paper trail is impeccable and makes everything very straightforward. I’ve dealt with other agencies. Southside excels in comparison.
Rob McDonald is the person I deal with. He is prompt, clear and pleasant in all dealings.
I’m very very glad I moved to Southside.

Our contact as Southside, Ione Paterson, has helped us through a very difficult move to Edinburgh. Everything she has done for us over the past 6 months has been above and beyond our expectations. 10 stars for Ione. I am a real human, not a review bot, so if you need some kind of reference for Southside and Ione, I can to that.

We've had a good experience with Southside so far. Our move-in was smooth and we were offered a welcome packge. The team and our manager Francesca address our concerns in a timely manner.

My first time using Southside as a tenant has been a very positive experience. The offer, acceptance and onboarding processes are done very efficiently and well communicated throughout. The requirements and expectations of tenants are laid out very clearly during the viewings process.
Sophia has been a great property manager and is very attentive. She has been lovely to deal with and always responds quickly if I have any questions. Any issues in the property have been dealt with very efficiently without my needing to follow up with her.
