Generally, our experience with Albany Lettings was fine during the tenancy itself, but it fell apart in the final months when the landlord decided to sell the property. Communication throughout this period was very poor. We were interested in buying the property ourselves, but nobody would give us a straight answer on whether that was possible. We understand this wasn't entirely in the agency's hands, but a clear yes or no, rather than silence, would have let us move on and plan sooner. When we were told we had to vacate within a set timeframe, we went to view another property the very next day. We were under the impression that the agency had some sway in who secured properties, which also turned out not to be true. We were given a vague, unconvincing reason why we didn't get it, and then heard nothing further about it at all. We were also told that any new properties coming onto the market would be sent our way with priority. That never happened, not once. By this point we'd lost all trust in Albany Lettings. To make matters worse, our deposit took over three months to be returned, with no updates or communication from them. We ultimately had to chase it ourselves to get it back. The deposit amount itself was also disproportionately large for what was an unfurnished flat, and we were fortunate enough not to be relying on that money urgently. For a family in a more precarious position, having that much cash tied up for months with no communication could be a genuinely serious problem. Overall, a lot of promises made and very few kept. Disappointing way to end an otherwise okay tenancy. Update: Since posting this review, Albany's property manager reached out personally to clarify that the delay in returning our deposit was due to needing landlord authorisation, and that Albany had recommended a full return from the outset. The deposit was subsequently returned in full via the SafeDeposits Scotland process. We appreciate the personal follow-up and the clarification.

Albany Lettings agents didn't do well over our short, (just 6 months) tenancy at Kedslie Place. Avoid this house please everyone. Its dump, very high humidity, very cold and It simply was a nightmare to live there. I wouldn't do it again for free... our private belongings have been destroyed, we have had to live in mouldy house on the daily basis and fight with humidity and mold everyday. Not much help from agency and landlady. Be aware. Its a trap!!!! They always trying to put it on the market when its warm, so the mold is not seen but wait untill the Autum.... horrible, horrible place to live in. See some of my pics attached. And in the end they are blaming the tenants and charging overpriced fees for whatever reasons... stay away from semi-detached mouldy house at Kedslie Place in Edinburgh please.
