B-Spoke Property

Absolutely the worst letting agency I have ever had to deal with. We stayed in a flat managed by them for one and half years, and one of the main reasons we moved out was B-Spoke and their complete lack of respect or care for the tenants. When we first moved in, there was no phone wire in the flat which meant we couldn’t get internet. It took two months before B-Spoke and the landlord got around to fixing this. The address was listed as a business, which meant we weren’t getting our mail (it went to the business below us), and we had to go through the extensive effort of sorting this out ourselves. When we reported our boiler was broken, B-Spoke told us to look up a tutorial on YouTube on how to fix it. When we reported a leak in the ceiling, in a room where there’d previously been another leak, they told us “well it’s been stormy lately, maybe it’ll go away”. Every single query and complaint we made to the landlord through B-Spoke went unanswered. They entered our flat without permission to make an inspection. They emailed us when we were abroad saying they’d be conducting an inspection, and we told them we were away but there would be a family member in the flat on the morning of the date they’d scheduled the inspection for so they could enter during that time. They responded that they couldn’t guarantee they’d be able to do the inspection during that time window, and stated (and this is copy-pasted from their email): “we hold keys for all properties for the purpose of inspections, maintenance etc., so the inspection will still go ahead as scheduled regardless of whether someone is present at the property.” Weird how they’re able to schedule viewings at a certain time on a certain day, but not inspections. They ended up going after the time window we gave them, when there was no one in the flat, against our wishes. The only reason we didn’t make a formal complaint about this was because we were going to move out anyway. When we told them we were moving out, they instantly started pressuring us to let them come in to do viewings. When we said a certain day didn’t suit us, they passive-aggressively insinuated that we weren’t co-operating with them. Their way of communicating overall was incredibly condescending. We agreed to leave the flat for four hours on one day, and they failed to organise a single viewing. They also insisted that we needed to give them 30 days notice before terminating the tenancy, even though our contract stated 28 days. When we pointed this out, they argued that there was some section in the law that means the 28 days actually means 30 days. We contacted Citizens Advice and they told us the legislation clearly states it’s 28 days, not 30. Even after this, B-Spoke continued to argue that Citizens Advice was wrong, but said that they’d ask the landlord if he was willing to forfeit the 2 extra days. They never got back to us about the landlord’s decision, but didn’t hound us for missing rent. Felt like they knew they were in the wrong and just refused to admit it. Once we finally moved out, they claimed that the flat wasn’t properly cleaned (it absolutely was) and took a ridiculous amount from our deposit to cover for cleaning. The only reason we didn’t contest this was because we could not be bothered to deal with B-Spoke for a single more day. Avoid at all costs.

I have used B- Spoke Letting Agency for a number of years now and it is only because I have sold my flat that I will no longer be using their services. I have always been very happy with them. They have always found me very reliable tenants and acted in a very professional manner. In particular Danielle always went out of her way to to provide an exceptional service. I can't recommend them enough.
