Hipoteken supported us with the mortgage for our apartment in Spain, and we are very grateful for their guidance throughout the entire process. When you live abroad, navigating the Spanish mortgage system is not easy. The paperwork requirements, local procedures, and timing can feel overwhelming. Hipoteken is on the ground, knows the local system inside out, and guided us step by step. They were always professional, responsive, and friendly — especially during moments when we lost patience with the amount of documentation required. And yes, there is a lot of documentation in Spain. One important point for future buyers: receiving a “you are eligible” confirmation is not the same as having a final, binding mortgage approval. In the Netherlands, once you receive and sign a bank offer, it is binding. In Spain, the process works differently. We were initially told we qualified, which gave us the confidence to proceed with the purchase. However, when the apartment was completed three months later, we had to submit almost all documentation again for the final approval. That came as a surprise to us. Fortunately, everything worked out in the end. But buyers should understand clearly that early eligibility does not equal final approval. Make sure you are fully informed about this distinction before making commitments. Overall, Hipoteken did their job well and supported us professionally throughout a complex international process. We would recommend them — especially for foreign buyers who need local expertise and guidance.
