Carl has been great from the moment we started scheduling in the inspection, he was easy to reach and communicated in a clear way, out of the places we called Carl was the only one who asked multiple questions about the house to get a better idea of what was required, this gave us the impression he was passionate and thorough and stood out in a positive way. this was further reinforced on the technical inspection. Carl arrived on time, and well prepared he was enthusiastic and professional and it immediately felt good. he started out explaining what would be happening on the day and how he would approach it, giving a clear overview on what to expect, it was a large house and he managed the agenda for the day very well, from this kick-off conversation it was clear that he knew what needed to be done. A big plug for me was that Carl was able to speak English very well, out of the six people at the inspection I was the only one who did not speak Swedish, and he managed to translate at the right times, alternating between two languages in a way where I never felt left out and always felt like I knew what was going to happen We started by going over the blueprints, he explained what he saw in very understandable terms, always clarifying whether something is positive or negative this helped to get a good idea of the state of the house even though I have minimal knowledge on the subject. After that we started outside, looking at the roofs, he was thorough and checked things systematically, we looked at everything from the insect/bird barrier netting to the way the chimney connected to the house, while doing this he documented everything while explaining what it meant and also what needed to be done to fix it in the future. We looked at the roofs, facades and walls - in the event Carl could not see or determine how it was constructed due to areas being inaccessible, he suggested ways how we could find out if we wished to investigate further in the future. Then we checked the inside, he noticed a lot of things that stood out, asking probing questions to the current owners to figure out where the defects had come from and if it was a superficial problem or a underlying issue, again, giving the feeling he was thorough and good at what he does. he was very knowledgeable on a wide variety of subjects including central vacuums, cooler rooms and how they are supposed to be constructed, heat pumps, foundations, regulations, you name it not once throughout the day has it felt like he was unsure of the topic we where inspecting. Carl took extra care in wet rooms, being very thorough and using a checklist to make sure he did not forget anything, he measured moisture in multiple locations backing up his findings with data, leaving no room for doubt. Lastly we went into the crawlspace to check for moisture and other potential issues, he went in with determination and even in a space where movement is limited and in some places uncomfortable he was thorough and did not cut any corners. The day wrapped up with a summary where he went over his findings and conclusions, explaining the risk factors in plain language making it all very understandable and easy to follow along. The whole inspection took around 6 hours and the full report was delivered afterwards within 24 hours. In conclusion, I have spend the full day with Carl and have experienced it as very positive and fun, he taught me a lot and gave us the confidence to move on with the sale and an extensive checklist of things we would need to do to maintain the house, I can recommend Carl without hesitation to anyone looking for a thorough house inspection with a personal touch. After ending up not buying a house for which Carl did the inspection, we hired him for another inspection. It was again a very nice experience, we learned a lot about the house and things we need to fix / could do better. Carl was very patient and friendly during the process, even though the sellers were also there and we wanted to talk to them too which seemed to slow down the inspection a bit for him. We are still learning Swedish. Even though the final protocol will be in Swedish, Carl explained everything in English. We very much recommend Carl, especially if you’re a language learner.
