This brokerage firm does not follow good brokerage practices, which can be expensive for both buyers and sellers. According to the Real Estate Brokers Act §12, the broker's obligation is "to do what he can to ensure that the buyer examines the home himself. If that is not possible, the broker should propose a so-called "inspection clause". In this case, the broker did neither, even though I had requested in writing to be allowed to examine the apartment myself. Not following the Real Estate Brokers Act, but pushing for quick closings, can cost both the seller and the buyer dearly. This happened to me and I, as the buyer, chose to sue the seller. The broker lied in court to save his own skin and contradicted both the seller and the buyer in his testimony. The broker had not even bothered to look at the attic storage room, but stated that it was large, even though the seller had requested a control measurement (as she lived elsewhere), which the broker had not informed me about. The storage room turned out to be small, only 2 square meters! There were also a lot of other shortcomings in the apartment. The broker brazenly refers to my duty to inspect, which he did not make possible. The broker blamed the fact that I did not have an inspector and therefore could not inspect the apartment, even though I had written that I wanted to carry out the inspection myself. He has never discussed an inspector with me. You do not need an inspector for apartments! He also blamed the seller for refusing to let me inspect. If the seller had refused to let me inspect the apartment, why would the broker ask me if I have an inspector? The information that the seller had refused to let me inspect never came to my attention and according to the seller she had never even refused to inspect me, i.e. everything was pure lies according to both the seller and me. The brokerage firm also does not bother to draw up a list of questions, to protect both buyers and sellers. I absolutely cannot recommend this company. Better to hire brokerage firms that follow the law and hire skilled and responsible brokers, without risking prosecution!

Eklund is a highly respected real estate agent here in the US and I've done business with him in the past. I'm glad he's doing well for himself in Sweden. A bit cocky though.
