Rilsa SA
Property manager in Lausanne with consistently poor responsiveness and maintenance issue resolution.
Worth noting
- Extremely slow response times; requests take weeks to months for replies
- Maintenance issues like heating failures remain unresolved for months despite tenant reports
Best for
Not recommended for tenants requiring responsive property management or timely maintenance.

It’s 86th day since the heating does not work in my apartment…. that’s how efficient Rilsa is. Bravo!!! Maybe by end of summer 2023 they will manage to organise for specialist to fix it (after whole heating season) 😤
By far one of the most unfriendly unprofessional and rude experiences I have ever had not only as a client renting one of the houses but as a customer in general in my entire life. They dont pick up the phone and they dont call you back. Once you have them on the phone there is nothing they can help you with, but even with a simple question about bail being returned. Next, its the question if you will even ever get your bail back. We have moved out since july and still have not received our bail of a total of 10k back. This is the worst real estate agency I have ever seen and for sure in lausanne. Dont go here, dont buy or rent anything from them. If I would own shares in this place I would sell them.
The house we rent has been managed by RILSA over the past few years. Their level of response and follow-up is bad. Our request to have an EV charger installed was waiting nearly one year for a response. After much push they agreed with the installation, and even though the service has been initiated, it is unfinished and we have loose cables in our parking place for several weeks now. It’s been 15 months since we first requested this service. Some friends had EV chargers installed in few weeks. This is just one case, we had other issues too (e.g. heating not working). I’m really sorry for all landlords that waste part of their rent income with such an inefficient service, but even more sorry for current and future tenants that have to suffer with unattended requests.
Woah... reviews are always bad you may be thinking to yourself. I promise you, they are very real in this case. I visited a fantastic apartment in Lausanne, the kind you visit and want to sign for right away. So I sent my offer to the agency the same day. They literally took 5 WEEKS to write back, and the only reason they did was because after the third week I tried calling the office a few times. Also, it felt as if there is only one person working there. Shocking...
Visited one of their appartments with the previous occupant and still had some questions for the agency. I wrote them an email, called them and left a voice message, called them again more than six times on separate days at different hours, but they never replied. Eventhough the appartment is still available. Imagine you're living in one of their appartement and you face an urgent problem, they won't answer!
