Buying a property is a stressful experience, but Thomas at LV Property was incredibly helpful throughout the process. He was always responsive, supportive, and quick to address any questions or requests I had. His willingness to help made what was a difficult and overwhelming experience much more manageable. I truly appreciate all the support he provided and would highly recommend him to anyone else who needs support during this process.
I wanted to leave a detailed review because they made such a big difference for me. A good friend recommended them after she had a really positive experience selling through the agency, so I decided to get in touch. At that point I was feeling very sceptical about estate agents in general. My previous managing agent had let me down badly. The property was left damaged by tenants, with repairs not properly handled, and it sat unsold on the market for 1.5 years. It was a really stressful time and I had lost all trust in agencies. The whole situation was draining. From the start Tom and Corrine were different. They listened carefully to my situation and were very straightforward about what they could do. They took over the management and got the apartment let without much delay. The rental income was slightly lower than I had hoped for, but the tenants they found were excellent, respectful people who took good care of the property. That made everything much easier when it came to selling. They then successfully sold the apartment with the tenants in situ. The sale price was better than what the previous agency had indicated was realistic, and the process moved forward steadily. They kept me informed at every stage, handled all the details professionally, and made sure we completed smoothly. I finally feel free of that burden and very relieved with the outcome. Tom and Corrine did exactly what they promised. Their support and effort throughout the letting and sale made a huge difference. I am genuinely grateful for how they handled everything. If anyone is thinking about using an estate agent for letting or selling, especially with tenants in place, I would strongly recommend this company based on my experience. They restored my confidence in the process.
I’ve not made many mistakes in my life but coming across LV Property is definitely in the top 5. What should have been a straight forward sale turned out to be a bloody nightmare. The owner, Jaspal Singh, seemed like a nice chap, although he very quickly bamboozled me into his ‘Performance Fee’ and ‘Target Price’ pitch. This involves guaranteeing a target price for your property, which in our case was £160K. He then started talking about his ‘Property Buyers Investment Club’ and that our flat would be perfect for these special buyers. This club is apparently made up of specially selected investment buyers, you’ll find out how special further on! He valued the property at £160K which to be fair was around the price we had thought it was worth and more or less the market value. Next comes the cracker, the ‘Performance fee’. This was where I felt the bamboozling started and you have to bear in mind this was all verbal, nothing in writing. All along I stated as long as this is outside of the sale and I don’t have to pay this fee he could do what he wanted. I got the impression it was some form of kick back from the buyer after the sale and all along Jaspal (verbally) assured there would be no cost to me. Stupidly I signed their contract without looking closely at it. It’s legally vague and open to ambiguity to say the least. In hindsight I should have sent it to my solicitor first, she would have told me to run a mile. Once the property was listed, we had started to get some viewings lined up. Estate Agents are legally bound to pass on potential buyer information and the offers they make, LV did but verbally. There were no written details of offers made by potential buyers or their details. Jaspal kept telling me he had had some silly offers and not worth considering, but don’t worry he felt he had a chap in his Property Buyers Club who fitted the bill. After a week or so he rings to say he’s found a buyer and the offer meets our target price of £160K and it meets his ‘Performance Fee’. He was going to send me a Memorandum of Sale (MoS) so we could get things rolling. The MoS arrives for sale of the property for £173K! £13K over what we had agreed. So here’s the catch, LV wanted me to agree to the £173K sale but they would then invoice me for £13K for that sneaky ‘Performance fee’, so it brought the sale price back down to £160K. To add further insult to injury they also wanted their 1% estate agent fee! (Although rather generously they had reduced it from 1.5 to 1%) So just in case this seems a bit confusing, normal agent fees are around 1 or 1.5% of the sale price, in our case it should have been around £1600. If we had carried on with the sale with LV the fees would have been around 8 or 9%. There’s only really two words that come to mind, robbery and daylight. When we complained and said we had not agreed to this ‘Performance Fee’ in our sale, and we would be taking legal advice they came back and said they would knock £6K off the fee! At which point we walked, as how could you trust an outfit who operates in this fashion. If after this review you still want to use LV I would get everything, and I mean everything in writing, and get someone to check their contract. UPDATE - I eventually sold the property using an outfit called Strike, similar to Purple Brick’s, in which you list a property yourself. They were brilliant! We eventually sold the flat for £182K..Yes a whole £22K more than LV Property valuation. Which says it all. Finally, do a search for ‘Bobby Singh Trading Standards Birmingham Mail’ in Google, this is Jaspal’s brother. It's very enlightening!
