Signed a 12 month contract with rolling monthly agreement after. 2 months in I was asked to sign a new 12 month contract, when I declined the viewings started - 10 months of random folk being let into my house. Lindley Simpson are also letting the property through HOP and Leeds Students, which triples the burden, and they have no respect for professionals working from home. The shower stopped working after 5 months. Tried to report it in December but the maintenance site didn’t work. Reported it via their WhatsApp number and no-one responded. I then had a couple of months where I had to move back to my parents as I had an operation and was unable to live without a shower, or pay to shower elsewhere. By June they launched a new maintenance site, reported it again and was told it would be a priority 3 day fix. Once Linley realised the shower needed replacing though, it went to tender for weeks, they booked the cheapest contractor who fitted an unboxed shower, which was faulty and they couldn’t get their money back on. Since I’ve been stuck between the estate agents who feel they’ve paid for the repair, and a contractor who says he’s loosing money and won’t do any more. For 7 months of a 12 month contract I’ve been without a shower now and still no solution in sight. Just the odd engineer visit to confirm the shower really doesn’t work, or the water pressure is too low. A request for them to cover £15 for me to shower at a local gym was declined. They don’t provide the essentials, and won’t compensate for their inability to meet their obligations.
Ami and her colleague have been really good at looking after the property. They always keep me updated quickly when tenants report anything, which I really appreciate as a landlord. The team is professional, helpful, and quick to respond whenever I have questions or need support. They also give good advice and have been great to deal with overall. As a landlord, I was hugely impressed with Matthew's approach in organising the refurbishment of my property. From the outset he was proactive, professional and very easy to deal with. Communication was excellent throughout the whole process – I was kept updated at every stage which gave me real confidence that the project was in safe hands. Matthew sourced an excellent contractor who delivered exactly what was promised. The work was completed on time and on budget, and the overall quality of the refurbishment was very good. It made what could have been a stressful process feel straightforward and well managed. Ruby who showed us around the houses was really helpful, she had all the information we needed to know and was really friendly and chatty. She then continued to support me with sorting out the deposit and contacts so me and my house mates could secure a nice house for next year.
