His friendly, personal approach put me at ease and built real trust. While the others focused on why they are the best, John focused on my house’s best selling points & what my next plans are. He priced it competitively, we had viewings booked throughout the next weekend, and received multiple offers, It was amazing. John & team made the whole process smooth and stress-free. Compared to my experience with other agents, Acumen actually answer the phone, and call you back. They are proactive in following up with solicitors and keep you informed. I’ve used them as both agents to rent, and I’ve just sold the house I bought through them many years ago, because of that previous positive experience.

Acumen estates made the whole process of selling my house easy from start to finish . Nothing was too much trouble . Would recommend them to anyone looking at selling or buying a house .

Unfortunately, our experience with this agency has been extremely disappointing. On more than one occasion, property viewings have been cancelled at short notice, despite my partner and I arranging our schedules around them. We had two cancellations in a span of 3 working days. Most recently, a viewing was canceled a few hours before scheduled viewing. What made the situation particularly frustrating was that I had specifically asked whether any offers had been received that might result in another viewing being cancelled (as we had a prior viewing cancelled last minute by this agency). I was assured that no such offers had been made, yet the viewing was subsequently cancelled regardless. Throughout our property search, we have dealt with several other estate agencies and have not encountered this issue elsewhere. Repeated cancellations demonstrate a lack of professionalism and consideration for prospective buyers' time. The repeated cancellation of viewings has left us with the impression that there is a greater focus on securing a quick sale than on providing prospective buyers with a fair opportunity to view and make offers on a property. It is difficult to understand why further viewings would not be allowed to proceed, particularly when additional interest could potentially benefit the vendor. As a prospective seller, I would expect all reasonable opportunities to be explored before a final decision is made. While we appreciate that decisions ultimately rest with the vendor, the circumstances surrounding these cancellations have raised concerns and left us questioning whether the process has been handled transparently and in the best interests of all parties involved. If you are selling your property, please note that as soon as you receive an offer further viewings get cancelled, therefore you are likely missing out on higher offers. If you are considering selling your property through this agency, it is worth being aware that, based on our experience, viewings may be cancelled once an offer has been received. This approach could potentially limit further interest in the property and reduce the opportunity for additional or more competitive offers to be considered. They will claim it to be upon vendors request. The recent properties in question which had viewings cancelled by this agency are all based in L13.

The service from Acumen has been all we could ask for from start to finish. We had a few agents out to value (all were very similar) but we chose Acumen as we felt John’s knowledge and experience was invaluable. Within hours we had number of viewings booked in for the following weekend. We received several offers. Acumen checked all of these and advised on what they thought was the most secure. Throughout the sale, we have been kept up to date with progress and the whole process has felt seamless. I would not hesitate to recommend Acumen or to use them again in future. Thank you all!

Being Indian, I didn't understand a large part of the process of selling a house in the UK! It couldn't have happened if it weren't for Mrs Jackie Brown. She went over and beyond, being my advocate, guide, counsellor and walked through every step with me. She made calls she didn't need to, intervened when I thought I had no options, and was kind, empathetic and patient! It’s a very bad experience to get a house through acumen estate it’s their responsibility to fix the problems in house but they don’t because landlord doesn’t listen them while the the house should be ready before to move. They just ask you lots of paperwork and guarantees to protect the landlord but don’t do anything for tenants.
