So far so good! Andy was very clear and patient with my questions. My file has been opened, with a note as requested, that disbursement checks won't go ahead until I'm ready to pay the next step of the fee and have them carried out (waiting on my formal mortgage offer first). He explained clearly what happens if the sale doesn't go through, what fees are non refundable but can be transferred (file opening fee) , and what fees would be lost, depending on how far in the process I am if it should fall through. I'm a position where there's no onward chain with the vendor so we're all hoping that things run smoothly and quickly without any complications.
