Properly - Estate and Letting Agents

Sara (Leamington Spa) has been incredibly helpful with her house doctoring service prior to marketing my property. She has given me lots of tips and suggestions for how to get my house looking at its best at minimal expense. I’m excited to get it on the market with Properly very soon.

Sara was ever so helpful through our entire mortgage and buying process. She is clearly passionate about her job and made the whole experience so much easier, especially as we were first time buyers. She gave an in depth viewing of the property and was very professional throughout. We absolutely love our apartment and we are very glad that we chose to view with Properly and Sara herself

WARNING! If you are a Tenant, Properly will try to unjustly deduct from your deposit when you leave. Properly (especially Michael, the Director), does not understand a fundamental concept in UK Tenancy Rights: The deposit rightfully belongs to the Tenant and if the Letting Agent wants to withdraw from this pool, the burden of proof is on them to provide evidence that damages were introduced by the Tenant. To do this, they MUST clearly provide side-by-side evidence… something I asked for but they refused to provide. As such, we escalated to the TDS, who ruled overwhelmingly in my favour. They tried to clawback £262.50 initially…and ultimately were only given £37.50 (£30.00 of which I agreed with before dispute) This illustrates their incompetence and poor understanding of their domain. To make matters worse, Michael misled the TDS adjudicator claiming: “The tenant was not happy to agree unless we removed all the items bar one and would not negotiate at all.” - This is a completely false. I kept asking for evidence but Michael didn’t want to get into “this kind of in-depth time-consuming discussion”. This displays a lack of integrity on Michael’s part, who has only reinforced society’s stereotypes of Letting Agents.
