Buckley Frayne made the leasing process very simple. All details were well communicated and interactions were all pleasant. Ellouise is very friendly and had knowledge of property details. We enjoyed her as a letting agent.

My partner and I rented through Buckley Frayne for just over a year. The move-in process was straightforward enough, but the flat itself was not in the condition reflected in the inventory. There were marks on the sofa, broken blinds, and damaged chairs, none of which had been recorded. So, for anyone considering renting through them: check the inventory like your deposit depends on it, because apparently accuracy is optional. During the tenancy, repairs took an unreasonable amount of time. It took months to get the blinds repaired, and the washing machine had ongoing issues throughout. Most repairs seemed to consist of the cheapest possible temporary fix, presumably in the hope the problem would outlast the tenancy. The worst issue was when we lost power for a week and the flat was deemed unsafe to live in, meaning we had to move out temporarily. We were still expected to continue paying rent and only received compensation after pushing for it ourselves. Apparently “uninhabitable” and “still charge full rent” can coexist in their world. The end-of-tenancy process was by far the most frustrating part. There seemed to be very little understanding of fair wear and tear or basic tenancy law. For example, we were told we needed to pay for a brand-new mattress protector because it had been “new” when we moved in. By that logic, tenants should presumably replace every new item in the flat with another brand-new version before leaving, regardless of age or use. For clarity: landlords cannot use deposits to fund upgrades or replacements simply because an item has been used during a tenancy. That is literally what fair wear and tear exists for. Overall, our experience was exhausting from start to finish. If you rent through Buckley Frayne, document absolutely everything, chase constantly, and know your rights better than they appear to. It’s also worth noting that Buckley Frayne seem very proactive about requesting reviews at the beginning of tenancies, when tenants have only experienced the move-in process and not the reality of dealing with maintenance issues or the end-of-tenancy process. Had we been asked for a review in our first few weeks, it would have looked very different to the one we’d leave now.
